Step 5: Touring Homes

This is one of the most enjoyable parts of the home-buying process—second only to getting the keys! I’ll arrange private showings for homes that match your needs, priorities, and budget.

As we tour each property, take note of what you love, what you could change, and what may be a dealbreaker. Pay attention to the layout, room sizes, storage, natural light, condition, and how the home feels overall. We’ll also look beyond the finishes and consider important details such as the roof, HVAC systems, windows, foundation, and signs of deferred maintenance.

It’s also important to evaluate the neighborhood, not just the house. Consider traffic patterns, parking, commute times, nearby shopping and dining, and how the area fits your daily routine. I always recommend visiting a neighborhood at different times of the day so you can get a better sense of what it would be like to live there.

You don’t need to inspect every switch, faucet, or appliance during a showing—that’s what the professional home inspection is for. My role is to help you compare properties, identify potential concerns, and stay focused on the features and priorities that matter most to you.

Step 6: Making an Offer

Once you've found the home you love, it's time to put together a strong, strategic offer. I'll help you determine an offer price based on recent comparable sales, current market conditions, the home's condition, and the seller's situation.

Every market is different. Depending on inventory and buyer demand, it may make sense to offer below asking price, at full price, or, in a competitive market, above asking price. I'll provide the market data and guidance you need so you can make a confident, informed decision.

Price is only one part of a successful offer. We'll also carefully consider financing terms, earnest money, contingencies, closing costs, possession dates, and other contract terms that can make your offer more attractive to the seller.

If the seller responds with a counteroffer, I'll negotiate on your behalf to help you secure the best possible price and terms while protecting your interests. Once both parties agree to all contract terms, the home will officially go under contract, and we'll move into the next phase of the buying process.

Step 7: Home Inspection & Due Diligence

After your offer is accepted, one of the first steps is scheduling a professional home inspection. This is your opportunity to gain a better understanding of the home's overall condition and identify any issues that may not have been visible during showings.

A licensed home inspector will evaluate the property's major systems and components, including the roof, foundation, plumbing, electrical, HVAC, and more. Once the inspection is complete, we'll review the report together to determine which items are routine maintenance and which may warrant further attention or negotiation.

If significant issues are discovered, you have options. Depending on the terms of your contract, we may request repairs, negotiate a credit toward your closing costs, ask for a price adjustment, or, if necessary, terminate the contract within your due diligence period.

Step 10: Closing Day

Closing day is the exciting final step before you become a homeowner! While there is paperwork involved, I'll make sure you know what to expect so the process is as smooth and stress-free as possible.

Before closing, your lender, closing attorney, and title company will work together to finalize your loan, prepare all necessary documents, and ensure the property's title is clear. You'll also receive your Closing Disclosure, which outlines your final loan terms and closing costs, giving you an opportunity to review everything before signing.

On closing day, you'll sign the required documents, provide any remaining funds needed to close, and once everything has been finalized and recorded, you'll officially become the owner of your new home.
